What We Do
There's lots of different things we can do for you!
Move in/ out Cleans
Are you moving in or moving out? Don't want to have to do it? Too tired after all that packing?
Subscription Cleans
Regular cleans. Whether it be weekly, fortnightly, 3 weekly or monthly. This is it and it happens on a set day on the same day at the same time...unless you change it as a one-off.
I don't normally recommend monthly cleans especially if you have pets. This will mean that your home will get into it's worst state possible regularly before it gets cleaned. This means more wear and tare on your home and what ever is being cleaned.
Unless you live alone and have no carpet in your home I don't recommend monthly unless it's a non-hospitality business
Pet hair cleaning/ removal
Pets....most of us have them but not all vacuum cleaners are made equal. Having pets my whole life I can fix this hairy problem for you!
Deep Cleaning
Is an area of house in need of more than just a regular clean? Is your whole house like this and need to get back on track because it's just too much? Then this is the service.
Things we won't flush down the toilet in your bathroom during deep cleans - hopes and dreams, goldfish or your ex.
Professional Organisation
Is your pantry or closet turning into the leaning tower of Pisa? Have you lost all hope of getting in there again without getting crushed? I can help you find the back wall of that cupboard again.

Things to consider when booking your clean
- How often do you clean to keep your space clean (weekly or fortnightly?)
- When is the last time you hired a cleaner from your last clean (how long has it been since your house was clean last? This means clean floors, clean bathrooms, no inspects alive or dead piling up, no cobwebs, clean oven).
- If it's been longer than a month since you touched some places then it may take a few 5 hour cleans to fix it eg. 4-5 bedrooms with all spaces requiring a clean = 3 - 4 x 5hr cleans to get it back to looking clean.
- Basic standard house clean charged at an hourly rate. (includes cleaning of all rooms requested and all bathrooms/ toilets, kitchen, laundry, lounge room etc).
- Please consider the following time frames according to the size of the house/business/premises:
- 3 x 1 - 3 hours (providing you don't have a large floor plan with other rooms besides bedrooms)
- 3 x 2 - 3 -4 hours (3 rooms, 2 bathrooms)
- 4 x 2 - 4- 5 hours (4 rooms, 2 bathrooms)
- 5 x 2 - 5 - 6 hours (5 rooms, 2 bathrooms)
- 4 bedrooms (study or non-sleeping rooms are still considered as a room when couting how long it'll take to clean your house) or more usually have other rooms to clean such as a study, separate dining area, games room, laundry. These spaces can be large and open. Sometimes, you might have 2 lounge rooms. In these circumstances, this size spaces take time to clean them properly and you don't want a rushed job. you want it clean and your space to actually look clean.
- Bathrooms can take up to 45mins per bathroom to clean properly not just wiping tiles. I don't do wiping tiles unless it's a finishing touch to create a streak-free finish as that's not cleaning to me.
- Calculating in square footage is also another very accurate way and is very commonly used in cleaning companies.
To estimate cleaning time or costs based on square meters, you can use a general rule of thumb: professional cleaners can clean around 300-500 square meters per hour, and costs can range from $2-6 per square meter depending on the type of cleaning.
Here's a more detailed breakdown:
Estimating Cleaning Time:
General Rule:
Professional cleaners can typically cover 300-600 square meters of office space in an hour.
Factors Affecting Time:
The time it takes to clean an area depends on factors like the cleaner's skills, equipment, number of staff, and the type of cleaning service.
Example:
If an office is 3,000 square meters, it might take around 8-9 hours to clean, assuming a standard cleaning speed.
Productivity Rate:
Consider the "productivity rate" – the amount of square meters cleaned per hour. A smaller area generally leads to a higher productivity rate.
Floor Scrubber Productivity:
If using a floor scrubber, productivity can vary based on factors like surface type, dirt conditions, and the scrubber's efficiency.
Estimating Cleaning Costs:
Cost per Square Meter: Commercial cleaning services often charge by the square meter.
Standard Cleaning: Expect to pay around $2-$3 per square meter for standard office cleaning.
Deluxe Cleaning: Deluxe cleaning services may cost $5-$6 per square meter.
Other Factors: Cleaning costs can also depend on factors like cleaning frequency, the type of cleaning services required, and the location.
Cost Calculator: Online cleaning cost calculators can help estimate costs based on factors like area, cleaning frequency, and desired services.
Factors that influence cleaning costs
Property Size
The bigger your property is, the longer it will probably take, and the more it will usually cost to clean. For large properties, we work on one cleaner being able to clean 400 square meters per hour. However, for very small properties, this doesn’t hold up – travel, parking and set-up mean that even the smallest office or home takes an hour to clean at a minimum.
Type of property
Different types of properties can take longer to clean than others, or require more regular cleaning.
- offices – these are the bread and butter for commercial office cleaning companies in Perth, they’re usually the least intensive to clean, and often only need to be cleaned once per week.
- Strata cleaning – common property like shared hallways, entrances, bathrooms and elevators can get dirty quickly due to the high foot traffic. Strata cleaning is usually required weekly at a minimum, but more likely several times per week or even daily.
- Industrial buildings – due to faster build-up of dust, grease and other materials, industrial premises often require more regular cleaning, such as daily or weekly
- Shopping centres – with the high volume of customers, public bathrooms and general foot traffic, shopping centres need to be cleaned daily or even several times per day.
- Warehouses – these can be difficult to clean due to the height of the ceilings, hard-to-reach areas and industrial equipment. They often require specialised cleaning services and may need to be cleaned at night.
- Schools & Childcare Centers – with high traffic areas and lots of nooks and crannies for dirt and dust to accumulate, these types of buildings need to be cleaned daily
- Nursing Homes – these buildings need to maintain high standards of cleanliness for the health and safety of residents and staff. They usually require daily cleaning, with some areas needing to be cleaned several times per day
- Hospitality venues – with kitchens, dining areas and public bathrooms, these venues need to be cleaned daily or several times per day
Cleaning Schedule
The more frequent a cleaning service is required, the more it will cost.
Factors that can influence the frequency of cleans can be things such as:
- High foot traffic areas – creating more grime and dust on the floor areas
- Elevators – high traffic area that has a lot of “touch” sensitive areas requiring frequent attention
- Kitchens – depending on the amount of staff utilising this space, and the type of cutlery/crockery used and required to be cleaned. In some cases daily cleaning here is required
- Bathrooms and toilets – depending on the work environment and the number of people utilising these rooms daily, more attention and frequent cleaning may be required. Public bathrooms often require twice-daily cleaning.
- Medical centres – will demand a very high level of disinfection and cleaned areas, with very frequent daily cleaning, even multiple times a day.
Regular cleaning during business hours on weekdays will attract a low cost per hour than after hours or on weekends or public holidays. Cleaning companies usually have a lower hourly rate for regular customers they visit on the same day each week. If you are looking to include Covid cleaning as part of the schedule, the cost will once again vary.
Cleaning tasks required
The tasks required will also affect the cost of commercial cleaning. Some common cleaning tasks and services can include:
- Disposal of waste bins
- Sweeping and mopping of wet areas
- Vacuuming carpeted areas and hard surfaces
- Cleaning of glass windows, window sills and doors
- Cleaning and disinfection of bathrooms, toilets, sinks and vanities
- Dusting and cobweb removal
Conclusion
Hopefully, we’ve been able to explain some of the main factors that determine the cost of cleaning, some of the additional costs for related activities, and how the quote process works. The main factors that determine the cost of cleaning are the size of the premises, the frequency of cleaning and type of cleaning required, the number of bathrooms/toilets/wet areas to be cleaned, and the age and condition of the property.
If you’re trying to get a quick idea of how much it might cost to clean your property, keep in mind that the average cleaner can cover around 500sqm per hour, is charged out at $55 per hour on average and cleans once per week. If your property is particularly small, has below-average cleaning requirements or you need it cleaned less often, the cost will be lower. If your property is larger than average, has more bathrooms or you need it cleaned more frequently, the cost could be more.
Of course, the best way to get an accurate idea of how much it will cost to clean your property is to have a site visit and get a formal quote from a commercial cleaning company.
